Why Is the Room Above My Garage So Cold?
Explore why a bedroom over a garage can feel cold and what to ask about floor insulation, air leakage and connected attic spaces.

Start with the floor assembly
A room above an unheated garage has a boundary that other bedrooms may not share: the floor separates living space from a colder area. Uneven insulation or gaps in that boundary can contribute to discomfort, but a cold floor alone does not establish the exact defect.
Ask for an assessment of the whole assembly rather than an automatic recommendation to spray the visible garage ceiling.

Look beyond the center of the ceiling
Ask the contractor how the floor meets exterior walls, where services pass through the assembly and whether adjacent attic spaces connect to the floor cavities. The Building America guidance on knee walls explains why these connected boundaries deserve attention.
The inspection should distinguish visible evidence from conditions that remain concealed. A proposal should say whether further investigation is needed before finalizing the scope.

Check how heat reaches the room
Describe whether the room is uncomfortable all day or only during certain conditions. Note any changes when the door is open, when the heating system runs or when outdoor temperatures fall. These observations help an assessor decide whether heating distribution needs separate evaluation.
Do not block vents or alter equipment to compensate for an unknown building problem. Ask which specialist should evaluate mechanical concerns.

Choose tests that answer a question
Thermal imaging may help locate surface-temperature differences under suitable conditions. An air-leakage assessment may provide additional context. Neither a colorful image nor a quick visual inspection automatically establishes the full scope of concealed work.
Ask for usable findings
Request labeled observations, the areas inspected and the limitations. Ask which finding explains the floor complaint and what would confirm it.

Include the garage in the work plan
Vehicles, stored items, ceiling fixtures and door equipment affect access. Ask how the crew will protect belongings and manage openings. The scope should identify who restores drywall and any required protective separation after the insulation work.
Agree on access hours and cleanup before work begins. These practical items can change the total cost even when the area is small.

Before approving the quote
Compare the proposed boundary, product, quantity, preparation, exclusions and repair responsibilities. Ask how the contractor will document completed work and whether the room will be reassessed.
A garage-ceiling price is useful only when it describes the work needed for your particular house. Use the main inspection guide to organize the complete conversation.
